Week 3: The Seller Challenge (Yes, You Give THEM Homework)

You fixed your nose (Week 1). You fixed your mouth (Week 2). Now it’s time to fix your biggest bottleneck: the seller who says “I want to sell fast” but acts like a human padlock.


Most agents beg sellers to declutter. You’re going to challenge them. Most agents lower the price. You’re going to raise the stakes.


This week? You become the agent who gives homework to the seller. And they’ll love you for it.


Week 3 Homework: The Seller Readiness Scorecard

Create this as a one-page PDF or handwritten sheet. Give it to every new listing seller before you sign.


The 5-Point Seller Challenge (they must complete at least 4 before you list)

1. The Goodbye Room Pick one room. Seller must sit in it alone for 10 minutes and write down:

  • One memory they’ll miss

  • One thing they won’t miss at all

  • One thing a future owner might love that they never noticed

Why: Emotional sellers are erratic. Prepared sellers are easy.


2. The $500 Fix ListSeller writes down three things they’d fix if they had $500 total (not per item).You then pick one to actually fix. Budget $150. Do it.

Why: Tiny fixes create massive goodwill. And buyers notice.


3. The “Stupid Objection” Script You ask seller: “What’s the dumbest thing a buyer might say about your house? ”They write it down. You practice a 15-second honest reply together. Example: “Yes, the yard is small. But you can mow it while holding a beer. That’s a feature.”


4. The 5-Day Showing Readiness Drill For 5 days, seller must be able to leave the house in 15 minutes flat with:

  • Dishes hidden

  • Trash emptied

  • One “hero shot” area staged (dining table with flowers, coffee setup, etc.)


5. The Reverse Walkthrough Seller stands outside. You walk them through their own house as if they’re a buyer. You point out smells, sounds, and ugly truths. They cannot argue. They can only say “noted.”


Week 3 Challenge: The Pre-Listing Stunt

Dare: Do something unhinged (in a professional way) before you put the sign in the yard.


Choose one:

  • The “Hate Letter” – Write a one-paragraph listing description that starts with “You might hate this house if…” Then end with “But if you love ____, come see it.”

  • The 3-Second Hook Video – Record a 3-second vertical video of the best weird thing in the house. No music. No voiceover. Just: The sound of a screen door slamming. Sun through a pink bathroom window. A closet that smells like cedar. Caption: “This house has personality. Link in bio.”

  • The Seller Referral Bet – Tell your seller: “If you refer me to one neighbor this week before we go live, I’ll buy you dinner after closing. If you don’t, you owe me a five-star review with the word ‘weird’ in it.”

Why this works: Sellers who play along become your raving fans. Sellers who won’t? You just qualified them out. Move on.


Week 3 Wrap-Up: You Survived the 3 Weeks. Now Do It Again.


You’ve earned the right to be called Un-Boring Certified. What that means:

  • You notice smells

  • You stopped saying “open concept”

  • You give sellers homework and they thank you


Your final challenge: Teach one other agent this system. Then you’re not just a good agent. You’re a leader. A helpful, weird, effective leader.

soi cầu miền bắc hôm nay mình lướt thấy mọi người bàn tán nên ghé thử cho biết, kiểu xem trang họ trình bày ra sao thôi. Vào cái là thấy họ đặt bài theo ngày khá rõ ràng, tiêu đề kiểu “Soi cầu MB ngày 16 8 2026” nên khỏi phải đoán đang nói phiên nào. Mình không đọc kỹ hết, nhưng nội dung nhìn chung xoay quanh thống kê kết quả quay trước rồi gợi ý cặp số dự đoán, đọc lướt cũng hiểu họ đang làm gì. Cái mình thấy dễ chịu là trang chia từng khối nội dung riêng, có heading đàng hoàng nên kéo xuống không bị lạc, nhất là phần tiêu đề theo ngày…

Mình mua vé số chủ yếu cho vui thôi, coi như thêm chút hồi hộp sau giờ làm; trúng thì mừng, không trúng cũng chẳng ảnh hưởng gì. Trước đây nghe bạn bè bàn chuyện “cầu kèo” đủ kiểu nên mình tò mò thử tìm hiểu, nhưng mới đầu thấy toàn thuật ngữ nên hơi ngợp. Theo dõi một thời gian, mình bắt đầu tự ghi lại vài nhận định mình đọc được rồi so với kết quả để xem có phải mình đang tự tưởng tượng ra quy luật không.
