Week 2 Challenge: The Broken Script

You made it through Week 1. You smelled the cat. You touched the sticky doorknob. You stood in silence while a buyer whispered, “It feels… sad in here.” Good. That’s called data.
Now it’s time to fix the words coming out of your face.
Because here’s the truth: Buyers and sellers have heard your script so many times their brains auto-delete it. “Open concept.” “Great bones.” “Cozy.” “Location location location.” These are not words. They are white noise in human form.
This week? You go mute on the clichés.
Week 2 Homework: Your Banned Word List + Rewrite Drill
Step 1 – The 7 Banned Words (non-negotiable)You are forbidden from saying these to any client, prospect, or human for 7 days:
Motivated
Open concept
Great bones
Cozy (unless describing a blanket or a pet)
Location location location
Potential
Turnkey
Step 2 – The Replacement DrillTake your last three listing descriptions. Rewrite them without the banned words. Use this formula instead:
Specific observation + tiny flaw + a feeling
Banned phrase | Boring version | Un-boring version |
“Great potential” | This home has great potential. | The kitchen hasn’t been touched since 2003. Bring a sledgehammer or a bottle of wine. |
“Cozy” | Cozy living room. | The living room fits exactly one large dog, two people, and a bowl of popcorn. |
“Motivated seller” | Seller is motivated. | The seller packed last Tuesday. They’re ready. |
Step 3 – The 5-Word Listing TextWrite a listing description using exactly 5 words. No more.Examples:
“Sunrise coffee on secret porch.”
“Hide from your children here.”
“Needs work. You need a project.”
Text it to a non-agent friend. If they don’t say “wait I want to see it,” rewrite.
Week 2 Challenge: The 60-Second Clean Round
Dare: Record yourself (audio or video) giving a 60-second listing pitch or open house tour.Rule: Zero banned words. One “ugly truth” required. One specific sensory detail required.
Example script (60 seconds):
“Front door sticks a little. I’ll show you the trick. Walk in—smell that? That’s cedar from the closet. Now listen. Hear the quiet? No traffic. Now the ugly truth: the carpet in the back bedroom is done. Like, done done. But the floor underneath? Original 1950s oak. You decide.”
Win condition:
If you use a banned word, Venmo $5 to another agent doing the challenge.
If you go clean, you earn the right to call yourself “Un-boring for one week.”
Bonus: Send your recording to one past client. Ask: “Would this make you want to see a house?”
Week 2 wrap-up: Most agents will skip this week because it’s uncomfortable. That’s exactly why you won’t. You’re now in the top 10% of communicators in your market.
